As-salamu alaykum. I want to start off by giving some context to my situation. I am a revert that lives in a non Muslim family. For some reason my parents are heavily against me being a Muslim so for the time being I am practicing in secret. My parents have been pressuring me and my brother into buying a house under me and my brother’s name for almost a year now. About 5 months ago I caved in without thinking of the consequences and went along with what they wished and took a riba based mortgage. My parents helped with the down payment contributing 150,000 dollars while I made a contribution of 23,000 dollars. At the time of this taking place my faith was very weak and I was not practicing Islam at all. I wasn’t praying, reading the Quran or doing anything as a Muslim. Alhamdulilah, recently I have found myself faith again and I have realized the grave mistake that I have committed. I would really like to hear some advice as to what I should do because this is really bothering me.

There are two identical houses whose market price is 1000.
Ali buys house A using a usual mortgage: he borrows from the bank 1000 (with which he buys the house), then pays the bank 100 per year for 20 years. This is haram, because he pays 100% riba.
Bashir buys house B using Murabaha: the bank buys the house for 1000, then the bank sells the house to Bashir for 20 annual payments of 100. This is halal, because there is no loan here - only a profit on the house.
My question is: **what happens in case of default?** What happens if after, say, 8 years, they stop paying the annual payments?
Ali will probably be sued by the bank. Since the house is a collateral for the loan, the bank is allowed to grab the house and sell it in order to cover the remaining debt.
But what about Bashir? Bashir did not receive any loan from the bank. Actually, after 8 years of payment, Bashir owns 40% of the house while the bank owns 60% of it. The bank is not allowed to take Bashir's part because Bashir is not in debt. What, then, will the bank do in this case?

I've read somewhere it is better to consider the amount for Zakah which is going to be paid immediately. Whereby the people I have talked to in general say that all Zakat is deferred until you are free of loans.
**Question:**
Should all of the amount be treated as loan and hence reduce from net worth, or only calculate zakat on what you need to pay in a year?

I know taking loan and mortgage in haram in Islam. In UK, I am paying the amount of money as rent which I can pay as mortgage. In this time, it is quite tough to pay all the money all at a time.
I know related the punishment and warning related to what Quran and hadith has said.
Actually I want to know inner meaning why mortgage is haram in Islam. What are the bad consequences of taking mortgage? What is overall effect? I want a clear explanation.

Assalamu aleikum. I have a question regarding mortgage. One of our state banks provide a program for young families. You have to open a deposit account and make certain deposit payment every month which are considered rent payments at the same time. For your deposit you have also certain interest from the government and the bank. When your deposits get a 50% of accommodation price you can get a loan from the same bank with 4% interest in order to make a redemption of the accommodation. The accommodation itself becomes a collateral. What we want to do is to make two-times more deposit payments in order to make redemption without getting a loan. Is it allowed if we do that and get rid of interest from bank and government as a sadaqa (charity)?Some financier in our country who is also considered to be a Muslim says that interest from bank and government is in fact a government help for young families. It should be considered as a help, not interest. But I need to know the ruling on this from sharia point.

The prices these days are so inflated it is impossible for regular people like myself to afford the so-called basic necessities. Getting a house without a mortgage is impossible, unless you are really rich. Getting a new car without a loan is the same.
Renting is not an option as that sidesteps the issue at hand, which is whether the modern Muslim is not a good fit for the credit economy.
Maybe it is not haram but maybe it is makruh, it does not matter. What matters is that it is not ideal.
